Kurzfassung englisch:
The world´s first office tower designed to feed more energy from renewable sources into the power grid than is required to operate and use has been built in the centre of Vienna. It is a refurbishment of an over 40 year old high-rise building. Aside from the integration of a photovoltaic plant, the basis for this so called "(Plus-)Plus-Energy Office High-Rise Building" is the extreme reduction of its energy consumption. An extensive energy monitoring system was installed in order to evaluate whether the building´s real energy consumption and energy supply correspond to the respective planned values. This work presents the building in the state after commissioning and before optimisation. The monitoring system´s output for 2016 is presented and analysed. Deviations between the planned and the measured values are discussed on the level of the annual primary energy balance. The impact of an increased internal thermal load caused by additional energy-consuming appliances is visualised and discussed in detail. Currently known issues responsible for increased consumption are categorised by cause, and are analysed for use as inputs for the following optimisation process.
