Kurzfassung englisch:
Most real estate projects are evaluated on the basis of production costs, however, when
considering the entire life cycle, it becomes clear the initial construction costs compared to the
ongoing costs, such as energy, cleaning, operation, maintenance, or disposal costs, represent
only a fraction of the total costs.
The federal real estate corporation ("Bundesimmobiliengesellschaft") is determined to implement
a life-cycle approach when evaluating projects and to promote efficiency and economy, as well
as to counteract rising energy prices and to find more sustainable solutions.
This master theses addresses steps and measures necessary for the transition from a mere
production-based to a lifecycle-based approach for project evaluation.
The first part of the theses deals with the basic knowledge of life cycle costing. The second and
main part represents a qualitative analysis of the current key processes and a quantitative
analysis. Cost structure of seven sample projects were investigated and analyzed. Furthermore,
three software tools have been tested and evaluated on a sample project.
As a conclusion, it turned out that the internal database provides strong data and benchmarks
for estimating construction costs, however, it is insufficient when it comes to the ongoing costs.
Therefore, an action guide has been prepared, which identifies the key issues, such as the
question of responsibility, timing and data collection and provides advice and tangible measures
on how to overcome those issues.
